As mentioned in one of our earlier sections, What is a Survey, a Mortgage Valuation is NOT a survey. In order to have a good understanding of the condition of your potential new property, an in-depth inspection is necessary. There are two options available, one of which will be right for you:
The RICS Homebuyer Survey and Valuation Report
The Building Survey

The RICS Homebuyer Survey and Valuation Report is ideal for conventional residential properties, including apartments, which appear to be in reasonable condition, but is not recommended for properties requiring extensive renovation, etc. This report will enable you to:

  • Ascertain if the purchase price is reasonable and obtain useful information on any repairs required
  • Get guidance about what decisions and actions need to be considered before contracts are exchanged

The Building Survey (formerly known to many as a Structural Survey) is a better option if you are considering purchasing a property that is “listed,” or is of unconventional construction, or in need of renovation. This report will provide you with:

  • A more detailed assessment of the various elements of the property and their condition
  • Advice on the issues uncovered and remedial works required
